Welcome to the Meadows of Canton HOA

The association is a non-profit corporation formed under the laws of the State of Michigan. It operates under the legal documents: Declaration of Covenants and Restrictions. The association occasionally uses our Facebook page to make urgent announcements to the community.

Membership

Each “owner” of a lot in the Meadows of Canton, is automatically a member of the association and is entitled to one vote on association business at membership meetings, such electing homeowners to the board of directors. There are 106 homes in the Carriage Hills subdivision. Each lot owner/member is obligated to pay the annual association fee. The annual association fee invoice is mailed to all homeowners on or just before July 1st of every year and the association fee is due by July 31st . Although it is a rare occurrence, if the association fee is not paid by a homeowner, the association may place a lien on the home until the financial obligation is finally met.

Maintenance of All Common Areas

Maintenance of all common areas including the park and its path.

Insurance & Taxes

The bulk of the association fee income is used to maintain the common areas, including insurance and taxes on these areas.

Using Association Fees

The association fee can only be used to pay for items the Declaration says the association is responsible for maintaining and must include the cost of administration to ensure that these areas are maintained.

Snow Removal

The Meadows of Canton HOA also hires a licensed and insured contractor to provide snow removal for the streets in the community. The snow removal services should be paid for by Wayne County since the streets, technically, belong to Wayne County. However, the County has made it clear that they are not equipped to provide snow removal services and have given communities permission to hire contractors on their own.
